Closure of two Richmond businesses prompted by termination notices

Two Richmond businesses in the same plaza closed after they were served termination notices about a year apart.

Dragon Fresh Seafood and BBQ restaurant was issued a notice on April 10 by the lawyer of the landlord of #150 - 4751 Garden City Rd. for allegedly not paying rent.

The restaurant was known for its dim sum, seafood and Cantonese-style cuisine.

A lease agreement was signed between the landlord and tenant on Jan. 21, 2021.

However, when the tenant was allegedly unable to pay for rent after being given a notice by the landlord, an assignment of the lease was signed between the landlord and covenantors Wei Tang and Bin Zhang for the same unit on July 8, 2022, to resolve the rental costs.

"The tenant has failed to remedy this default after the provision by the landlord of notice to cure the default. The covenantor also has failed to remedy the default," reads the notice posted on the door.

Everyone was vacated immediately when rent was allegedly not paid and tenants and covenantors were asked to hand over all keys and security cards or devices to the landlord.

Meanwhile, Ninetinine Immersion, a Richmond business offering immersive murder mystery games, closed after it was issued a termination notice a year ago.

JL Entertainment Inc. signed a lease agreement for #130-4731 Garden City Rd. with Ruizhe Zhang and Dongling Liu, the covenantors, and the landlord on Sept. 27, 2021.

Similar to Dragon Fresh Seafood and BBQ, the business also allegedly failed to pay its rent and was immediately asked to vacate the property on July 18, 2023.

The Richmond News attempted to contact both businesses but their phones appear to be disconnected.
