The 10 most valued properties in Richmond in 2024 are all in the Agricultural Land Reserve.
One Richmond property, however, that was the highest valued property last year has dropped completely off the top-10 list, and seems to have been re-assessed, with $5 million knocked off its value.
The mega-mansion at 11400 No. 2 Road – just south of Steveston Highway – was valued at about $13 million in January 2023, and topped the list sent to the Richmond News by BC Assessment early last year.
However, a property search on the BC Assessment website shows its value this year at just over $8 million, and last year’s assessment at $7.16 million.
Assessment down on highest-valued property
The most highly assessed property in Richmond this year, at 12777 No. 3 Rd. close to Finn Road, was assessed at $12,725,000, down from more than $13 million last year.
While its value is the highest in Richmond, the property owners paid just over $7,000 in taxes last year, most likely due to their farming status on the 40-acre property.
The 7,700-square-foot home on the property has six bedrooms and nine bathrooms.
The second highest valued property, at 12911 No. 3 Road close to Finn Road, is valued at $11,668,000.
The 18-acre property paid $42,329.30 in taxes in 2023.
The 19,400-square-foot house on the property has five bedrooms and 11 bathrooms.
BC Assessment recently released its assessed property values and they will be arriving in the mail shortly.
