90-unit rental building planned on three single-family lots in Richmond city centre

Twenty-two units will be affordable rentals ranging from studios to three-bedroom homes.

Another piece of the Spires Road area is up for redevelopment.

A six-storey, 90-unit rental building is planned to replace three single-family lots on the south side of the area. The proposed building, if approved by city council, will have 68 market rentals and 22 affordable rental units.

The owner plans to manage the 68 market rentals, which range in size from about 500 square feet to 750 square feet. The 22 affordable rentals will range in size from 400 square feet to 980 square feet.

In total, there will be seven studio units, 46 one-bedroom units, 24 two-bedroom units and 13 three-bedroom units.

Feedback from the adjacent townhouse complex to the south included concerns about the impact of the building on a row of mature cedar trees on a common property line.

The owner has said 13 trees along the property line on the south side will be retained. Three trees and a hedgerow, located on neighbouring properties, will also be kept.

However, 34 trees will be removed from the property for various reasons. One would impede the development and 31 are considered to be in poor condition. The developer will have to plant 70 trees to replace the 34 being removed.

Due to recent provincial legislation, no public hearing is required for this development at 8620, 8640, 8660 Spires Rd. as it complies with the Official Community Plan.

The rezoning application, submitted by Fougere Architects, will be dealt with at next week’s planning meeting. The developer is Lansdowne Manor Ltd. whose director is Ravjot Singh Bains.

The Spires Road area, located between Westminster Highway and Cook Road, and Cooney and Garden City roads, was historically a single-family home area. 

It’s estimated, when built out, there will be between 1,600 and 2,100 units, home to between 3,400 and 4,200 people.
