Another low-rise apartment complex is being proposed for east Richmond's Hamilton neighbourhood.
A 60-unit, four-storey apartment is being planned for 4631 and 4635 Smith Cres., currently the site of two single-family homes.
In fact, the development will require the demolition of the two houses, one of which is a five-bedroom, two-storey home that was built in 2011. The house sold in October 2024 for $2.8 million.
Ajit Thaliwal, one of the applicants for the rezoning application, said the area was slated for redevelopment before this home was built.
He said the home will come down "rightfully so" when the development proceeds.
Eric Law Architecture applied to the City of Richmond to rezone the lots to develop the apartment building with basement parking.
This project is expected to have 60 residential units, six of which will be low-end market rental units, an indoor amenity space and seven retail units.
Thaliwal added that Garripie Avenue, which currently divides the Hamilton Village Care Centre and Hamilton High Street Residence, is expected to be extended from Westminster Highway to Smith Crescent.
This is part of the development plan of a four-storey apartment, one five-storey mixed-use building and a two-storey amenity building that is under construction at Gilley Road and Smith Crescent.
Ongoing construction in the Hamilton neighbourhood has increased truck traffic, speeding vehicles and uneven roads.
Parents in the area have voiced safety concerns for children and youth who walk to and from school daily, while others have been advocating for commercial trucks to be redirected away from Hamilton.
The City of Richmond also reduced local road speeds from 50 km/h to 30 km/h in response to speeding concerns last year.
