Richmond Under Construction: New industrial buildings proposed in Richmond’s Bridgeport area

Strata-titled industrial units will be sold after completion.

Two multi-tenant industrial building is proposed for Van Horne Way at River Drive.

A new multi-tenant industrial building is planned for the Bridgeport area near Richmond's Canada Line hub.

Orion Construction has applied to the City of Richmond, on behalf of the property owner, to develop two industrial buildings at 9800 Van Horne Way, near River Drive.

The site was previously used by Univar Canada Ltd.

Once the project is completed, the owner plans to sell the buildings as strata-titled units, according to a city staff report dated April 20, 2023.

The plan includes electric vehicle charging stations, an outdoor amenity area and pedestrian walkways connecting to Van Horne Way's multi-use pathway.

The report also mentions a multi-coloured surface mural will be added at one of the lot's entrances.

Although the City of Richmond's online interactive map shows a development permit has been issued, the application says the permit depends on the applicant completing a servicing agreement.

The servicing agreement includes decommissioning and replacing the existing water main, sanitary main and sewer main along Van Horne Way.

It also requires improving street lights and underground utilities at River Drive and Van Horne Way, as well as widening the boulevard by half a metre along Van Horne Way.

As of now, the service agreement is still in circulation, according to a city document.
