The site of a former gas station on No. 3 Road could be transformed into a 64-unit rental building with commercial units at ground level.
The Panatch Group has applied to the city to develop the former Esso gas station site at No. 3 and Francis roads into a five-storey apartment building with 57 market rental units and seven moderately priced rental units.
The rezoning application of the former Esso station will be dealt with at Wednesday’s planning meeting.
Former gas stations need to comply with provincial Contaminated Sites Regulations, but the property was already approved by the Ministry of the Environment in 2021 for commercial use.
Incentives to build rental building include a reduction in parking requirements.
The proposed building would have only 44 residential parking spots, but it would also include a bike room and tenants will receive a two-zone, one-year transit pass.
There would be one car share parking space as well as 16 parking spots for commercial and residential visitors.
The city is asking for a contribution of about $300,000 to the city’s leisure facilities reserve fund in lieu of the developer building indoor on-site amenities.
