Pre-sales have launched for the latest piece of the housing puzzle at the Richmond Olympic Oval.
Signature is Vancouver-based ASPAC’s latest River Green development in the Oval precinct and will include three 13-storey residential towers with 365 strata homes, including a “Skyhome,” a kind of penthouse mansion.
ASPAC has previously built residential developments in Coal Harbour and sections of UBC.
For Signature sales director Simon Lo, the biggest attraction at the Richmond Olympic Oval precinct development is the location, with “most of your daily needs” within a five-minute walking distance and riverfront views.
“On the River Road side, you have all the conveniences, shopping; on this (north) side, you have the most beautiful views – you have the best of both sides, beautiful scenery and convenience,” he told the Richmond News during a recent tour of the show homes.
Nearby services include T&T Supermarket, poké, bubble tea, education services such as Little Kitchen Academy and Coding Ninjas, as well as a music store and other retail.
Commercial services have been popping up in the Oval area over the past decade, Lo said.
“Ten years ago, shopping was quite far away,” he added. “Now, within five-minute walking distance, you can go to major banks, restaurants, Japanese, Korean, Chinese, you name it.”
The Canada Line is a 10- to 15-minute walk from Signature, and each unit has its own bike locker.
Lo said the developer has focused on high-quality features such as Italian-crafted kitchen cabinetry, high-end flooring and appliances.
The sales team said they hope the mix of layouts will attract a diverse demographic, from young people, families to seniors.
Condos vary from about 450 square feet to about 1,650 square feet and range from studios to three-bedroom units. This includes the “Skyhome,” a penthouse suite with “expansive” patio space.
Prices range from $593,000 for a one-bedroom unit to about $1.27 million for a three-bedroom unit. The prices for the “Skyhome” are available on request, according to ASPAC.
As each phase of the project has moved ahead, new elements have been added, depending on what current housing and lifestyle trends are, explained Signature’s sales team. For example, this development includes a package storage area, a pet washing room, a co-working space, a multi-media room for watching movies or singing karaoke, as well as a bike repair station with a wash bay.
Other features at Signature include a multi-media room for watching movies or doing karaoke, games and mahjong rooms, a fitness gym, and various outdoor spaces – a children’s playground, a Zen garden and a barbecue area.
While current bylaws require 15 per cent affordable housing in new city centre residential developments, River Green was rezoned about 15 years ago and therefore is grandfathered into not requiring any affordable homes.
The developer will contribute almost $325,000 for public art.
