The 10 highest-valued properties in Richmond are once again all located in the Agricultural Land Reserve (ALR).
Nine out of the 10 properties are homes in the ALR, and one is the Lulu Island Winery, located on Westminster Highway. This property, valued at $8.25 million, ranks as the eighth most valuable in Richmond.
BC Assessment released its annual assessments on Tuesday, on which municipalities base their property taxes.
Topping the list of highest-valued properties in Richmond is a mega-mansion at 12911 No. 3 Rd., an almost 20,000-square-foot home with five bedrooms and nine bathrooms. This home is located near Finn Road and its assessed value is almost $11.5 million.
The second highest property includes an almost 21,000-square-foot mansion at 10288 Granville Ave., with 11 bedrooms and 14 bathrooms. Its assessed value is $10,930,000 and its property taxes last year were more than $50,000.
ALR properties that are actively farmed have substantially lower taxes.
So, the third highest valued property in Richmond, at 12831 No. 4 Rd. near Finn Road, only paid $9,570 in taxes last year despite being valued at more than $10 million.
Richmond city council restricted the size of homes in the ALR to 5,400 square feet in 2018.
